At a special meeting on Thursday, April 29, the Westmont Village Board approved a number of ordinances allowing the Cass Avenue Station development by Westmont Apartments, LLC to be located at the northeast corner of Cass Avenue and Burlington Avenue to move forward.
“This is an important project to be located in the heart of our central business district,” said Larry Forssberg, Westmont Economic Development Partnership Director. “Once completed and occupied, this development will increase our population density in the downtown area that will help our businesses and community be successful. This project, along with the Quincy Station development that is currently under construction, will help ensure the future success of our central business district for decades to come.”
The Cass Avenue Station project is designed as a 7-story building with first floor commercial space and a total of 174 apartments on the upper floors consisting of studio, 1-bedroom, and 2-bedroom units, with sufficient off-street parking spaces available to residents. Cass Avenue Station will require the assemblage of several parcels including the parking lot at Cass and Burlington, the strip mall on Burlington east of Cass, and Haraldsen’s Garage at 21 E. Burlington Avenue. Parking for Cass Avenue Station will be included in the building design along with ancillary parking adjacent to the development on North Linden. The project will also include the modification of the S-curve on East Burlington Avenue, which will move the curve approximately 150 feet further east than its current location so that the north-south portion of turn will be aligned with North Linden Street.
To ensure additional parking in the downtown area, the Village of Westmont is planning to move forward with the creation of a new public parking lot on the southeast corner of West Irving Street and North Lincoln Street.
Westmont Apartments, LLC will move forward with pre-construction aspects of the project with the intention of breaking ground in 2022. The approvals by the Village Board put forth a project timeline in which completion is expected by 2025 or sooner.
