B-1 Permit - Saxton Dance Shoppe at 37B West Quincy Street

Board to consider an ordinance approving a B-1 Development Permit for Saxton Dance Shoppe to operate a retail dancewear store at 37B West Quincy Street.

Background of Subject Matter
Ms. Jennifer Croughan requests approval to establish a retail establishment for the sale of high quality dancewear such as ballet slippers, tap, jazz and pointe shoes, leotards and performance jewelry.
Additional Background
The business currently operates in Westmont at 649 Blackhawk Drive, and this will be a second location.

Office/Research District Accessory Use Text Amendment

Board to consider an ordinance approving a Zoning Ordinance text amendment to Appendix A, Section 8.13, "Special uses in the office/research district," of the Zoning Ordinance to allow new accessory uses through a Special Use Permit.

Background of Subject Matter
Amendment to create subsection 8.13(G), which introduces language permitting certain accessory uses when approved by a Special Use Permit, to allow greater utilization of secondary spaces not initially constructed for offices.
Additional Background
At the August 10, 2022 meeting, the Planning and Zoning Commission recommended approval of the text amendment to include minor language revisions as discussed in the public hearing.

Lease Amendment and Renewal - Maercker School District

Board to consider an ordinance approving a Third Amendment to Lease and Lease Renewal with Maercker School District No. 60 for space at Westmont Centre.

Background of Subject Matter
This agreement allows Maercker to exercise their option to renew their lease for space at Westmont Centre for an additional 3 years. CAM expenses are increased from $8.71/sq.ft. to $9.34/sq.ft. The extended lease term runs from 7/01/22 – 6/30/25.

Mural Program

Board to consider an ordinance approving a Mural Program to allow artistic murals on private buildings that comply with the guidelines of the Program.

Background of Subject Matter
The Mural Program provides guidelines & procedures for proposed artistic murals on private buildings. The goals of this Program is to allow murals that inspire, beautify, & enhance buildings in the Village.
Additional Background
Murals can help bring residents together, attract tourists, & improve the economic & artistic vitality of the Village.
